Project management

At Lawton Reis, we work with Strata Committees and strata managers to facilitate the progress of strata development, be it for the rectification of building defects, re-allocation or development of strata scheme areas, or strata renewal.

We provide the greatest value when engaged at the initiation of the project, crafting an efficient process specifically for your project. Our initial meeting with you typically involves a round table discussion of the current status of the scheme, the goals of owners and options to be developed and presented in an initial feasibility report to the owners.

We optimise the process through our service provision in the four traditional phases of project delivery.

Project initiation and planning

  • Client meeting and briefing
  • Feasibility studies, including development potential, DCP, LEP and SEPP constraints
  • Financial modelling, including budget and revenue estimates
  • Review of project finance options
  • Further development of project requirements
  • For defect claim projects, we also provide advice on consulting fee estimates to accommodate within settlement negotiations.

Project execution

  • Briefing, assessment and management of consultants
  • Coordination of consultants scope of works into a tender package
  • Preparation of the tender package, and assessment of tenders.

Project performance

  • Contract administration, including the review of builders progress claims prior to approval
  • Reporting to the Owners Committee throughout the construction program.

Project commissioning and handover

  • Development of comprehensive handover procedures
  • Provision of facility handbooks, including warranties and maintenance procedures.

In the event of the works requiring client relocations during the project, we have effortless client management systems, including:

  • Relocation of residents and pets
  • Organisation of storage, and advice to residents regarding asset protection
  • Regular and continuous communications regarding processes that directly affect residents.

Timely, comprehensive and readily understood communications between the consultants, Strata Committee, owners and residents is essential in order to minimise costs and to maintain program timelines.
